A buyer may use a contractor to estimate repair costs of items found during the home inspection. This can give the buyer bargaining power to present to the seller. The seller would have a choice to hire a contractor to fix the problem before closing or credit the amount to the buyer at closing. Then the buyer can hire the contractor to complete the repair work after closing.
