A contractor is useful for a person selling a home if they want to make some minor repairs before placing their home on the market. A seller may also use a contractor if the home inspector found something that needs to be repaired before closing.

A contractor is useful for a person buying a home if they are buying a home in as-is condition that requires repair work. A buyer may use a contractor to estimate repair costs of items found during the home inspection. This can give the buyer bargaining power to present to the seller. The seller would have a choice to hire a contractor to fix the problem before closing or credit the amount to the buyer at closing. Then the buyer can hire the contractor to complete the repair work after closing.
